Eviction is the legal process a landlord uses
to forcibly remove a tenant from the landlord's
property. Usually eviction is used when a
tenant is in arrears on rent or is damaging the
property.
In some jurisdictions, the landlord can evict
a tenant without cause with short notice while
others require reasonable cause and longer
notice or even court order.
In most rental situations the initial
agreement is in the form of a lease for a
certain number of months. After the term
of the lease has expired, the lease usually
reverts to a month-to-month agreement. The
laws concerning acceptable lease terms,
notifications and eviction procedures are
complex and can vary widely from State to State.
